Surface Preparation and Sanding in New Rochelle
Paint only lasts as long as the wall under it. We scrape loose paint, fill dings and old nail holes, sand ridges flat and prime bare spots, so your walls and ceilings take the next coat well and keep looking good longer.
Good prep is the cheapest way to make walls last
Most peeling, flashing and cracked paint starts with what was skipped before the brush came out. Glossy old paint that was never scuffed. Patches that were never primed. Dust left on the wall. We fix those things first so you are not redoing the same room in two years.
Surface preparation and sanding is the right call when your walls are sound but tired. Maybe you are getting ready to repaint or sell, or you are just tired of seeing every bump in raking light. If the drywall itself is soft, broken or water damaged, that is a job for drywall repair or wall repair first, and we will tell you which one you need.
A lot of homes around New Rochelle carry decades of paint layers. Each layer can hide a weak one under it. We find those spots and deal with them so new paint grips a solid surface.
What the prep work covers
- Scraping loose and peeling paint
- We take off anything that lifts with a scraper or tape. Paint that is already letting go will pull new paint off with it.
- Filling holes, dings and hairline cracks
- Nail holes, anchor holes, door-knob dents and small settling cracks get filled with the right compound. Larger damage gets a proper drywall patch instead of a heavy smear of filler.
- Sanding to a flat, even surface
- We knock down old roller texture, drips and ridges at patch edges. We feather the edges so repairs disappear under paint. Glossy surfaces get scuffed so the next coat has something to hold.
- Spot priming bare compound and stains
- Fresh joint compound soaks up paint differently than the wall around it. A coat of primer over repairs stops dull spots and keeps stains from bleeding through.
- Dust control and cleanup
- We cover floors and furniture, seal doorways with plastic, and use sanders hooked to a vacuum. Walls get wiped down before primer. You get back a clean work area, not a fine layer of dust on everything.
Signs your walls need prep before paint
Paint peeling or bubbling
This usually means the last coat never stuck to the surface under it. Painting over it again just adds weight to a layer that is already failing.
Old patches you can see through paint
A shiny or dull square on the wall is an unprimed patch. A raised outline is a patch that was never feathered out.
Rough, bumpy walls in side light
Dried drips, stuck roller lint and built-up texture show every time sun hits the wall. Sanding brings it back to flat.
Lots of small holes from years of living
Picture hooks, TV mounts, shelves and curtain rods add up. Filling them all at once before repainting saves doing it piecemeal.
Hairline cracks that keep coming back
Cracks at corners and over doors often return because they were only caulked or painted over. We open them up, tape where needed and fill them properly.
What moves the price of prep work
Prep is priced by how much the walls need, not just how big the room is. A freshly painted room with a few nail holes is quick. A room with peeling layers and old patches takes real time. We look first and put the cost in writing before we start.
Condition of the surface
How much paint is loose, how many holes and cracks, and whether old patches need to be redone are the biggest drivers.
Size and height
More square footage means more sanding. Tall walls, stairwells and ceilings need ladders or scaffolding and go slower.
Old paint layers
Glossy oil-based paint needs scuffing and an adhesion primer. Paint that needs lead testing adds a step before sanding.
How much the room is lived in
Furniture to move, rooms you need back the same day, and extra dust protection all add time.
How a prep job runs
- 1
Phone call and look at the walls
You tell us what rooms and what is bothering you. We come look, check for loose paint and soft spots, and give you a written estimate that lists the work room by room.
- 2
Protect the room
We move what we can, cover the rest, mask trim and outlets and seal off the work area. If the paint could be old enough to contain lead, we sort that out before anything gets sanded.
- 3
Scrape, fill and let it dry
Loose paint comes off and holes and cracks get filled. Deeper fills may need a second coat after the first dries, so some rooms take two visits.
- 4
Sand, wipe and prime
We sand everything flat, wipe the dust off and prime repairs and bare spots. Then we walk the room with a work light and fix anything that still shows.
- 5
Clean up and hand off
Plastic comes down, floors get vacuumed and the walls are ready for paint. If you want us to handle paint touch-ups on the spots we fixed, we can do that too.

Questions about surface prep and sanding
Can't I just paint over the holes and cracks?
You can, but they will show. Paint does not fill holes, and cracks painted over usually come back within a season or two. Filling and sanding first is what makes the paint job last.
How much dust will there be?
Some, but we keep it contained. We seal the room with plastic, cover what stays, and use vacuum-connected sanders. We wipe and vacuum before we leave.
Do you do the painting after?
We handle paint touch-ups on the areas we repair. For full repaints, we get the walls ready so your painter starts on a clean, primed, flat surface.
How long does prep take for one room?
A room in decent shape can often be done in a day. Rooms with deep fills or many layers of loose paint may need a second visit so compound can dry before sanding.
What if there is lead under the newer paint?
Paint put on before 1978 can contain lead, and it is often hidden under several newer coats. Sanding it spreads that dust through the room. So in an older house we bring it up at the first visit and suggest a test before any sanding starts. If it comes back positive, we explain how that changes the job.
